Post-Pandemic Outlook for Manchesters Office Sector: A Case Study of 3 Hardman Street

Lilei Gao, Ming Qi

Abstract

This study explores the dynamics of Manchesters office market, emphasizing the factors influencing rental prices and investment
yields. By focusing on 3 Hardman Street, a Grade-A office building in the prestigious Spinningfields district, the paper identifies key determinants such as location, vacancy rates, accessibility, tenant quality, and market supply-demand dynamics. It highlights Manchesters economic
resilience, driven by its diverse industries, robust international investments, and strong talent retention, which have sustained office demand
despite challenges like the COVID-19 pandemic. The analysis underscores the strategic advantages of 3 Hardman Street, including its prime
location, modern facilities, and reliable tenants, making it a stable and attractive investment. As Manchester evolves into a global high-tech
and commercial hub, the citys office market remains well-positioned for long-term growth and recovery, solidifying its status as a top destination for businesses and investors.
